Systems Monitoring

Our goal is to make our customers as comfortable as possible. This includes patients, visitors, vendors, contractors and staff. We accomplish this by operating a computer front-end to monitor, operate and change modes of operation in the mechanical equipment, in fourteen buildings directly and another five buildings indirectly. The indirectly monitored buildings are done through dial-up phone modems. This is to operate the mechanical equipment at an optimum level, energy-wise and mechanically. We work along with the Heating, Ventilating, Air Conditioning and Refrigeration Shop, Plumbing Shop and the Electric Shop people, alerting them to possible equipment problems, assisting in trouble shooting equipment by cycling equipment on and off, checking temperatures and other points and their set points that report to the front end.

Types of equipment monitored are as follows:

  •
  • Air Handlers
  •
  • Chillers
  •
  • Chilled Water Pumps
  •
  • Hot Water Heating Converters and Pumps
  •
  • Exhaust Fans
  •
  • Refrigerators and Freezers for storage of blood, pharmaceuticals, food and etc.
  •
  • Diesel Generators
  •
  • City Water
  •
  • Electricity
  •
  • Lighting for Mechanical Rooms
  •
  • Dampers and Pumps for the Fire System
  •
  • Steam Boilers
  •
  • Medical Gas Supply

We look to the weather to help determine if we will need to run extra chillers in the spring, summer and fall seasons. Late fall to early spring we will determine if more hot water heating is required. Throughout the year inclemate weather is tracked to be alert to possible power outages and other atmospheric conditions that would effect the daily operation of the UMHS network of buildings and equipment. We monitor weather updates and changes through the Hospital Television System checking the Weather Channel and local news broadcasts, as well as turning to the internet to check Intellicast, NOAA and the Weather Channel for up to the minute weather. Also, a great help is word of mouth from Systems Monitoring personnel that are off shift, maintenance mechanics outside and family members that call to warn us of impending severe weather heading our way.
